I’m a Managing Broker with LPT Realty. Sell Now 206 is the part of my work built for one kind of seller: a Seattle homeowner who needs the house sold on a short clock.
It might be a job offer in another state with a start date already on the calendar. It might be a parent’s house on Beacon Hill that three siblings now own together and none of them can maintain. It might be a West Seattle bungalow with a failed side sewer and a buyer who backed out over it. What these have in common is a timeline that won’t move and a lot of people offering opinions about what to do.
My job is to cut that down to two clear options and the numbers behind each one.
What I do
One path is a cash offer request: I share your house with independent buyers in the Homexa® network who buy with cash, and any who are interested make offers. The other is a fast-track listing: light prep, a price set to compete, a pre-inspection, and a launch week on the Northwest MLS.
Then I put the numbers next to each other: what the cash offers would net you, and what a listing would likely net after prep and selling costs. I’ll also tell you roughly how long each tends to take for a house like yours, with the caveat that timelines vary. You decide. If you pick the lower number because the speed is worth it to you, that’s a good decision, made with open eyes.
I price from like-kind sales and I center them on your exact address. A single-family house gets compared with single-family houses, a condo with condos. That habit sounds small. It is the difference between a price that holds up and one that has to be cut two weeks in.
What I won’t do
I won’t quote a price before I’ve looked at the house and at the sales around it. I won’t promise a closing date, because lenders and estates control part of the calendar and nobody controls all of it. I won’t tell you a cash offer is coming, because the buyers are independent and decide for themselves. And I won’t steer you toward whichever path is easier for me.

Why a Sumner office sells Seattle homes
My office is at 1230 Fryar Ave in Sumner, in Pierce County. Seattle is part of the market I work, and a Seattle sale runs through the same channels it always has: the Northwest MLS, a title company, an escrow officer, and a deed recorded with King County. Nothing about the sale requires a trip to Sumner.

What happens on the first call
Short and practical. I’ll ask about the house: when it was built, what’s been updated, what hasn’t, and what you already know is wrong with it. I’ll ask about your timing, who else is on title, whether anyone is living there, and whether there’s a mortgage or an estate involved.
Then I’ll tell you what I want to look at before recommending either path. Usually that means seeing the house and pulling the recent sales that matter. If there’s an estate, I’ll want to know who the personal representative is and whether the attorney is already involved.
If it turns out you don’t need a fast sale at all, I’ll say so, and we can talk about a normal listing on a normal schedule. Sometimes a deadline turns out to be softer than it looked, and that changes the plan.
